Hero Realty Enters Greater Noida: Building on Its Gurugram Success

If you’ve been tracking real estate news around Jewar Airport lately, you’ve probably come across the name Hero Realty more than once. It’s not a new player pretending to be established; it genuinely carries the weight of the Hero Group name, the same business house known for decades in the two-wheeler industry. But its real estate story is younger and moves fast. The Origin Story Hero Realty is the real estate arm of the Hero Group, established on August 23, 2006, as a subsidiary of Hero Enterprise. For years it stayed largely in the background, building up experience before making a visible push into residential development. The company’s real NCR entry came around 2018–2019 in Gurugram, with the launch of its flagship brand, Hero Homes. That’s the city where the Hero Homes name really started getting recognised among Delhi-NCR homebuyers. Gurugram: Where the Momentum Built Up Gurugram is where Hero Realty went from “a group entering real estate to a developer people actually track.” In Gurugram, the company launched The Palatial by Hero Homes, its marquee ultra-luxury residential project on Sector 104, Dwarka Expressway. Spanning roughly 11 acres, the project features over 680 residences along with retail and lifestyle amenities. Alongside apartments, the group also built out a plotted-development arm called Hero Earth. Under this brand, it launched The Ark in Sector 85, Gurugram, a 5-acre plotted development where all 77 plots were sold out. That kind of sell-out isn’t something every developer can claim, and it’s part of why the brand carried credibility when it started looking beyond Gurugram. The company then entered the Sonipat market too, through a tie-up with the Spiti Group, offering plots in Sector 33 ranging from about 1,115 sq. ft. to 1,615 sq. ft. It’s worth being upfront, though growth hasn’t been friction-free everywhere. Some Hero Realty buyers in an earlier Gurugram project have publicly raised concerns about possession delays, and the company has responded that phase 1 towers are complete and occupancy certificate paperwork is in process. It’s a normal reminder that even established groups can run into execution delays, and it’s exactly why due diligence matters before you commit money anywhere. Hero Realty included. Expanding into Greater Noida This is the part that’s making headlines right now. Hero Realty acquired an 18,215 sqm land parcel in Greater Noida through a GNIDA auction, marking its formal entry into the market near the new Jewar airport. The land is flanked by a 60-meter-wide road, with connectivity to the Noida–Greater Noida Expressway and to Noida International Airport, Jewar inaugurated by the Prime Minister on March 28. Sector MU also benefits from proximity to the proposed FNG Expressway, planned metro corridors, schools, hospitals, and commercial hubs. CEO Rohit Kishore framed the timing around the airport’s opening, calling Sector MU perfectly positioned for a landmark residential development that builds on the momentum of The Palatial in Gurugram and aligns with NCR’s broader infrastructure push. In other words, Gurugram gave the brand its identity, and Greater Noida right now, at this moment of Jewar opening up, is where it’s betting on the next chapter. What Hero Homes Sector MU Is Actually Offering The upcoming project, being positioned as Hero Homes, Sector MU, Greater Noida, is shaping up as a premium residential development rather than a mass-market one. Based on what’s been shared so far: Configuration: Expect more 3 BHK apartments, as Hero Homes has positioned its other NCR projects. Approximate Size: Early indications suggest that units will be in the larger range of approximately 1,650–1,850 sq. ft.—official size charts are typically locked and published only after RERA registration. Positioning: Wellness-first design—parks, walking and meditation paths, multi-tier security, CCTV coverage, access-controlled entry, wide internal roads, and high-speed elevators are all part of the stated vision. Location Pull: Proximity to Jewar Airport, the Noida-Greater Noida Expressway, the upcoming FNG Corridor, and existing sectors like Pari Chowk, Knowledge Park, Alpha, Beta, and Delta offer direct benefits. What Sets It Apart From Other Greater Noida Developers Greater Noida already has plenty of local and national developers competing for attention. What Hero Homes is leaning on to stand out: The Part You Shouldn’t Skip: RERA Status Honest bit that matters most if you’re actually considering this project: RERA registration for Hero Homes Sector MU has not come through yet. What’s currently open is an Expression of Interest (EOI)—essentially a way for the developer to gauge demand and let early interested buyers register their interest, often at a price point positioned lower than what’s expected once the project formally launches. That lower price at the EOI stage angle is real, and it is a common pattern in NCR pre-launches; early movers often do get better rates than post-RERA buyers. But it comes with real trade-offs too: without RERA registration, the legal protections around delivery timelines, refunds, and escrow-linked construction funding that RERA is designed to give buyers aren’t yet formally in place for this specific project. Before paying any amount toward an EOI, it’s worth: Greater Noida is clearly entering an interesting phase with Jewar Airport now operational, and Hero Homes Sector MU is one of the more talked-about entries into that story. Whether it turns into your next home or just an early bet worth watching closely from the sidelines is really a decision worth making with full paperwork in hand, not just the excitement of a well-known name.
